NOTICE IS HEREBY GIVEN, that under and by virtue of the Findings of Fact, Conclusions of Law, Order Granting Plaintiffs Motion for Summary Judgment and Judgment, executed in the above-entitled action on July 24, 2013 and filed on July 25, 2013, and the Judgment thereon executed and entered in the above-entitled action on July 25, 2013, certified copies of which have been delivered to me, directing the sale of the premises hereinafter described to satisfy the amount found and adjudged due to plaintiff Stella Ann Nicklow in the above-entitled action as prescribed in the said Findings of Fact, Conclusions of Law, and Order for Judgment, and the said Judgment, the undersigned Sheriff of Anoka County will sell at public auction, to the highest bidder, for cash, on the 26th day of September, 2013, at 10:00 oclock A.M., at the Sheriffs main office, 325 East Main Street, Anoka, Minnesota 55303, the said County and State, the premises and real estate lying and being in the County of Anoka, State of Minnesota, legally described in said Findings of Fact, Conclusions of Law, Order Granting Plaintiffs Motion for Summary Judgment and Judgment, to-wit:
Parcel A: All that part of Lots Sixteen (16) and Seventeen (17), Auditors Subdivision No. 88 or that part of the Southwest quarter of Section 13, Township 30, Range 24, Anoka County, Minnesota, described as follows: Beginning at the intersection of the Southeasterly right of way line of State Highway No. 65 and the South line of said Southwest quarter of Section 13; thence East along the South line of said Southwest quarter for a distance of 232.0 feet to a point, said point being 1294.80 feet, more or less, West of S 1/4 corner of said Section 13; thence North at right angle to the last described line for a distance of 285.54 feet; thence Northwesterly with a deflection angle to the left of 78 degrees-54-09 for a distance of 163.61 feet, more or less, to the said Southeasterly right of way line; thence Southwesterly along said Southeasterly right of way to the point of beginning.
and
Parcel B: Tract A, Registered Land Survey No. 100, and a non-exclusive perpetual easement for ingress and egress over Tract C, Registered Land Survey No. 100 to run as a benefit to Tract A, Registered Land Survey No. 100, files of the Registrar of Titles of Anoka County, Minnesota.
together with all improvements, and all easements, appurtenances, and fixtures relative thereto.
